Boiler & Woodshed

The “Alice May” wood boiler (a name borrowed from Robert Service’s famous poem, The Cremation of Sam McGee) is a Wood Master model 5500 Outdoor Wood Furnace Boiler that is located a 100-foot distance from the main cabin. The boiler supplies heated water/glycol fluid via underground insulated pipes to heat exchangers installed in the plenums of two (2) individual propane gas furnaces located in the crawl space of the cabin.

Heat to all areas of the cabin is supplied via a network of heating ducts. Gas or wood heat is selected with dual thermostats. Either furnace has the capacity to heat the building. The domestic hot water supply and the hot tub are also fitted with heat exchangers and can be heated with either gas or wood supplied heat.

The fire box of the wood furnace has the capacity to maintain heat for up to 24 hours or longer, depending on outdoor temperatures. Should the wood fire be allowed to burn out, the gas furnaces would operate automatically. The covered woodshed stores a sufficient wood supply for two years or longer, depending on use, and the inside overhead rafters are fitted with conventional winterized fire sprinklers that can be operated from an adjacent winterized hydrant.

Fuel Shed (The Tinshak)

The Tinshak is a 10’ x 10’ metal building that is segregated from the other buildings and is used exclusively for storing a variety of fuels and lubricants required for servicing equipment and operating small engines such as ATV’s, outboards, fire pumps and chainsaws.

Parson's Pole Shed & Propane Shed

Named after a dear friend whose idea it was to build it, the open shed, similar in concept to Woodhenge, is a well lit three (3) bay storage space with ample power outlets for tools and a great space for servicing equipment under a protected covering.

The adjacent propane shed houses two 1000-gallon propane tanks. These tanks supply propane to all areas on the property via underground propane lines and the covered space protects the tanks from weather and makes it easy to check the volume gauges and for re-fuelling during inclement weather.

Woodhenge Pole Shed

So named for the massive upright cedar support poles, Woodhenge is a two (2) bay open shed measuring 37’ x 25’ and provides a well-lit area for equipment, firewood storage and a roof structure that houses two (2) of the solar panel arrays. There are ample electrical outlets for power tools and engine block heaters.

Gazebo & Patio

The gazebo and patio are located adjacent to the double lane horseshoe pitch overlooking the lake with great vistas of the snow-covered mountains. The patio features a circular stoned fire pit. The gazebo is serviced with lights and electrical outlets, sound speakers, propane and water and is a wonderful spot for afternoon sun-tanning, evening barbecues and campfire sing a-longs.

The Depository

The Depository is a conventional, albeit a very comfortable and pleasant outhouse. Measuring 7’ x 7’, it is a well-ventilated building with screened windows, tiled floors, a counter and sink with running water and a propane heater to keep even the most sensitive derrieres warm in the winter. A great place to escape to with a good book. Deposits only – no withdrawals!

Water System

Water is drawn from the clear spring fed waters of Charlotte Lake. The winterized system operates as a deep well system with two (2) independent, on demand, electrically driven pumps located 350 feet offshore at a depth of 35 feet. The pumps are attached to three-foot-high tripod stands located at the source of freshwater ground springs and the pumps are selected independently to ensure a secondary system.

Two (2) separate water lines from the pumps supply water to three (3) pressure tanks located in the basement of the main cabin. Pressurized water passes through a UV filtration unit to all locations on the property, including all exterior water faucets. The quality of the water is excellent and water test results are available. Water rights are secured by a government issued domestic water license.

The septic system was professionally designed and installed under permit with regional authorities. The completed system was inspected, and a permit was issued. Designed to allow for future development and expansion of the property, the system is well maintained, regularly serviced and is in excellent condition.

Fire Suppression Systems

There are six (6) one-inch winterized standpipe water hydrants located adjacent to the buildings. All buildings and sheds have permanently installed roof sprinklers that can be charged, as required, using either the domestic pressurized water system or by an independent supply system pumped from the lake.

A series of portable gas operated pressure pumps can deliver an unlimited supply of water from the lake to all building roof sprinklers and ground sprinklers via a network of 3500 feet of fire hose and connecting three-way valves.

Communications & Media

StarLink provides satellite internet service, IP telephone and wi-fi calling. Xplore provides a secondary standby backup. Shaw Direct provides satellite television service.
